About the Job
AQUILAW is inviting applications for the position of Counsel in its Real Estate practice. The role is predominantly focused on government liaison, land record management, title verification processes, and regulatory compliance related to real estate transactions.
The selected candidate will coordinate with government authorities, supervise title searches, manage mutation and conversion processes, and ensure smooth execution of property-related legal and regulatory matters.

Experience
Candidates should possess 10–12 years of relevant professional experience.
Eligibility Criteria
- Graduate or Postgraduate from a recognised institution.
- LL.B. qualification will be preferred.
- Minimum 10 years of experience in Real Estate Law.
- Experience in registration, mutation, conversion, and land-related procedures.
- Proficiency in reading Bengali deeds and legal documents.
- Familiarity with digital legal tools and government registration platforms.
- Strong organisational and coordination skills.
- Ability to independently manage multiple workstreams.
Roles & Responsibilities
Government Liaison & Regulatory Coordination
- Liaise with government departments, municipal authorities, registrars, revenue authorities, BL&LRO offices, and other stakeholders.
- Coordinate with authorities to facilitate timely approvals and regulatory processes.
Title Search & Due Diligence
- Centralise and supervise title search activities.
- Coordinate with external title search professionals and verify documentation.
- Review and maintain consistency in title search reports.
Mutation & Conversion Matters
- Handle mutation and conversion applications.
- Monitor application status and ensure compliance with procedural requirements.
- Coordinate with relevant authorities for updating land records.
RTI & Land Records Management
- Prepare and pursue RTI applications relating to land records and registrations.
- Analyse and maintain records of responses received from authorities.
Land Record Rectification
- Manage amalgamation, bifurcation, and land record rectification matters.
- Ensure applications and supporting documentation are complete and compliant.
Documentation & Compliance Tracking
- Maintain trackers, documentation systems, and case records.
- Ensure timely follow-ups and accurate record management.
